Advantages of Owning Your Home

If you're thinking about buying a home, it's important to weigh the pros and cons. Whether it's a castle, a city townhouse, a beachfront condo or a sprawling ranch, there are many advantages of owning a home.

Security

One of the most compelling reasons that people cite for buying their home is security. They want the peace of mind that comes with not having to deal with a landlord or noisy tenants in adjoining apartments with paper-thin walls. Many people feel more financially secure, knowing that they have built up a substantial equity in their own home. They like the security of knowing they can draw on that equity if needed for their children's education, medical expenses or retirement.

Freedom & Stability

If you have children, there's nothing better than sending them to your own backyard to play, instead of taking them to the park. Many people enjoy knowing that their children will grow up in the same neighborhood, with the same friends and schoolmates for many years.

Senior citizens and single people appreciate the freedom of home ownership. They can paint the walls any color they like, put up a satellite dish for their TV and build customized shelves without worrying what the landlord will think. Owning your own home also eases those nagging fears about rent inflation. When you own your home, you're truly in charge.

Investment

Housing prices fluctuate slightly, but historically real estate has proven to be one of the best investments over time. It's a cliche worth repeating: paying rent is like pouring your money down the drain. Instead of putting money in your landlord's pocket, why not make a lasting investment in your future?

Tax Advantages

One of the biggest reasons to own a home is the tax advantages it confers. Much of the interest and property taxes that you pay is a deduction on your annual income taxes. Many buyers find that home ownership gives them hidden tax benefits. Because they now itemize their taxes, they can also deduct state income taxes, charitable donations, theft losses, moving expenses and miscellaneous items. A renter may not have enough deductions to make it profitable to itemiz - a homeowner almost always does.

Home ownership is a big responsibility, and it does involve some maintenance. If you plan to move across the country every year or don' have a reliable income, then homeownership might not be the right choice for you. However, most people of all ages in every income bracket find that home ownership makes sense when they consider security, freedom, independence, investment and the tax advantages.

Almost every homebuyer has been told at some point that they should be prequalified for a loan, but too many ignore that advice. The major reason they disregard the advice is that they don't understand the reasons for prequalification.

There are a number of advantages that a prequalified buyer enjoys. Here are just a few of them:

- More realistic price range
- More negotiating power with sellers
- Peace of mind

Better Service from Brokers

Imagine this: it's Saturday morning, prime selling time for real estate brokers. You're a broker, and you have two clients who are interested in looking at houses today. One client has been prequalified by a lender you know and trust, so you are sure the buyer can afford the homes you're showing. You have some doubts about the other buyer. He seems a little shady. Although he claims he can afford the houses, he doesn't dress like it. His car is older, and you just can't be sure if he is wasting your time or not. Maybe he's one of those people who just enjoy looking at other people's houses.

Which buyer are you going to choose to work with today? The answer, of course, is the prequalified buyer. As a broker, you need to maximize your time. You'll go for the sure thing, every time. You may still work with the "shady" buyer, but you'll schedule him for an evening during the week. You may also show him 4 or 5 houses before giving up, instead of the 18 houses you show to a qualified buyer.

More Realistic Price Range

Have you ever fallen in love with a house, only to discover, to your shock, that you couldn't afford it? It's happened to almost everyone at some point. But, this heartbreak can be prevented with a prequalification.

Prequalification also prevents the opposite problem. Some homebuyers seriously overestimate the monthly mortgage payments. That means they may be looking at houses in the $300,000 range when they can actually afford a house up to $450,000. Essentially, these buyers are cheating themselves - and their families. When you are prequalified for a loan, you'll have objective information to base your decisions on.

But the biggest reason you should be prequalified for a mortgage is the peace of mind that it brings. If you're not prequalified, every time you look at a house you'll be wondering, "Could I really afford this? Will my loan be approved" When you're prequalified for a loan, you'll be able to focus on finding the best house for your money. And, that's the best reason to be prequalified.

Disadvantages In A Flood Risk Area

When your house is located in a flood zone area, you have to suffer all the consequences that come with it. Floods may come any time, and you have to be always be prepared for it. One hitch for living in a flood zone is it will affect your flood zone insurance premium.

Insurance companies are becoming hesitant to give insurance policies to houses located on flood risk areas because it can not have escaped every ones attention that parts of the United Kingdom were severely devastated by floods in 2006 and 2007. This will affect insurance providers too because if everybody suddenly files for a flood insurance claim, either they will have to raise all the insurance premiums or they will close shop before the year ends.

With this, flood insurance providers are appealing to the government to focus their attention in increasing flood defenses especially in the areas worst hit by the recent floods. Most of the standard home insurance policy providers in the UK very rarely include flood damage cover. This is why you have to ensure your homes and your house contents with flood insurance policy.

Faced with millions of pounds worth of flood damage insurance claims due to the recent severe flooding in the UK, do not be surprised if your insurance provider will refuse to renew your current policy when it expires. This is particularly true if you have been a victim of the floods or your house is located in the flood zone.

Insurance firms have a business to run and if you pose as a high risk customer, you can not blame them and they are not obliged to renew your flood insurance policy even though you are an existing policy holder of their company.

If you are lucky your flood insurance provider may renew your policy but even then, do not be surprised if you will be asked to pay a much higher premium since you live in an area hit by the recent flooding. This is one of the disadvantages of living in a flood zone. Even if you want your home and properties covered by flood insurance, the providers will not be welcoming you with open arms.

If you have been a victim of the recent flooding in the UK, and have seen your hard-earned properties and possessions get destroyed before your eyes, calling the flood insurance companies to get a cover policy may not be the wisest move. Your chance of getting one is very remote as the insurance companies are still suffering from the sting of the countless flood damage claims filed before their offices.

There is even the possibility that many of the existing insurance companies may remove flood insurance cover from their standard insurance policies unless the government will do something, like focus on this problem and increases its budget for flood defense. If this happens and the government will not make a move, those living in the flood zone or those considered as high risk areas will suffer.
