the story simply is i have serious health problems and i asked 4 aprtners and i didnt found any partner recently

also there is the bug here on flixya

i dont know is it still there or no! i just know that it appear since short time and sometimes the admin have a cure then it work again

so good bye till the admin find good cure for the bug at least

Property Law in Thailand

Thailand is becoming an ever more popular retirement and choice of country to live with its low costs and beautiful scenery not forgetting of course the world famous friendliness of the Thais themselves. But finding out about the laws governing property ownership here can be confusing. Here are the bare bones of Thai property Law
* A foreigner can own a condominiums long as less than 40% of the condos or apartments in the building are owned by foreigners. Many people believe it to be 49% although this regulation was an addition to the existing law and was only meant to be in place for one year and has since expired.
* A company can own property such as land and a house (and hence the foreigner can buy land and a house via their Thai registered company) as long as no one foreigner owns more that 39% of the company (recently amended from 33%) and total foreign ownership of the company does not exceed 49%.Still ambiguous and under review.
* The Thai wife of a foreigner can own property (a recently changed legal status due to gender equality in the new 1997 constitution revision), in her name only. This is fine as long as you don't have marital problems. (The same, of course, goes for a Thai husband, but the law was changed recently for Thai wives due to the new constitution guaranteeing equal rights.)

* A foreigner can lease land for 30 years, with an option for another 30 years, the first 30 years are guaranteed they are registered with the Land Department, however the second can be contested.

* If you gain BOI approval you may as a company is able to buy up to one rai of land. Although this is meant for very large investors.

At the end of the day if you are seriously looking to invest in Thailand you should consult a good lawyer who will be familiar with the latest property laws.

It can be very hard to get noticed on the internet depending on what your company does. Obviously the more popular the type of business you run, the harder it is to compete on the internet. For example, an airplane part supplier would have an easier time getting onto the first pages of google than a printing company. If you are in need of a search engine makeover there are some real tricky ways of doing so but if you get caught you could be penalized for copyright infringement or much worse. Here are a few things to avoid.

Using trademarked keywords in domain names is illegal and can cost a company its license. Applying someone else's trademarked name to attract web surfers violates the federal trademark law, which prohibits the use of someone else's trademark, if it causes a "likelihood of confusion" among consumers. Judges are smart and unless you made an honest mistake they will sniff out your scheme and pleading not guilty will only lead to higher penalties. There are examples of this case when Yahoo sued websites with similar names like DCYahoo.com and AtlantaYahoo.com

Using keywords in meta tags can also be dangerous. For example if a local printing company uses the word Kinkoâ€™s in their search engine search tags they can be sued because they are not affiliated with Kinkoâ€™s the printing company. Although it is not against the law, yet, companies have sued over it. It all depends on why and how you are using the tags. If the courts deem that you are using them in s deceptive manner than you will probably lose the lawsuit. There have been cases that the defendant proved that they had a legitimate reason as to why they used the trademarked word in the meta tags.

Deep linking is another tactic used to higher a websites ranking. This is less controversial than the others but your can still be sued in court but there are not as many deep linking cases. It is the practice of making a hyperlink that runs to a specific page or image on another website, instead of that website's main or home page. They are called deep links. Recently a Texas court found that it â€œdoes not constitute fair useâ€ and ordered an injunction.

If by chance you considering using these dirty tactics be careful because you get yourself into serious trouble. If your case happens to go public and the media picks it up your company will draw bad press because the networks are most likely to side with big corporations.
