8 Tips to Help Sell Your House in a Bad Market
If you are trying to sell your house in a bad market, there are some things you can do to help make your home more appealing to buyers. In fact, even though we are currently in a historically bad market, there are homes that are selling. The following 9 tips can put you on the right track to getting a sold sign in the front yard. 1. Start with the first thing potential buyers see and gives them their first impression of your property. Good curb appeal is important. Plant flowers, mow the lawn, trim the trees and bushes and make sure all outside areas are neat and clean. 2. Make sure everything works in the house. If you have been meaning to repair a leaky faucet or patch the drywall, now is the time to do it. Most buyers don't want to have to do a lot of work before they move in, do it for them and you will be rewarded. 3. Start packing and store items you don't need. Houses look and feel bigger when they are not jammed with stuff. People like to see how you are using the spaces in the home but they don't really want to see all the extras. 4. Clean and Deodorize. Make sure that your home sparkles from top to bottom. Also, try to eliminate pet orders or other smells that may turn people away before they have a chance to appreciate your home. 5. Paint! A fresh coat of nuetral colored paint will make the home feel cleaner. Also, that lime green room that you think looks cool and modern may just be the reason a potential buyer walks away. 6. Replace old appliances with shiny new ones. People love shiny appliances and it makes kitchens seem modern and up to date. 7. Make sure the important aspects of your home are up to date and in working order. Items like the hot water heater, the furnace, air conditioning units, lights, toilets, sinks, garage doors, windows etc... should all be working. This will help the house show well and inspire confidence in buyers that the property has been maintained well. 8. Check out your competition. Have your agent take you on a tour of homes that are your closest competitors. This will tell you exactly what you need to do to get your home sold. Objectively look at each home as if you were a buyer and try to determine what your competitors have that you don't. 9. And the most important tip of all: Be realistic about the asking price! The homes that sell are the ones that are priced fairly to begin with. Remember once you put your home on the market, its important to detach yourself from it.
