Creative ways to sell your FSBO Property
With all that is going on today in relation to real estate selling your home has gotten a lot tougher. We are now back to the future, so to speak. Sellers doing what was unheard of years before. Buyers are definitely running the market. To make things worse buyers are making more and more demands, realtors are charging a lot more for their services, and in order to survive you have to consider going it alone. Don't think it's going to get easier either. However there IS some light at the end of the tunnel. Let me explain. As a seller without a realtor you are what many in the industry consider a FSBO Property, or 'For Sale By Owner.' This gives you certain advantages over some others. You can work some items and incentives in the deal that will attract more buyers to the home you are selling. Here are some ideas to consider: 1. Pay for closing costs. Most lenders will allow you to cover from 3 of the cost of the home towards the closing costs. Why would you do this? Well if you as a seller are willing to take some of the equity on your end to cover the cost of purchasing your home more buyers will consider looking at your home. They may even overlook some of the imperfections of your home as well. While you may not make as much on the home, it isn't exactly money coming out of your pocket either. If by losing some of the equity in your home allows you to sell your home quicker you also save money laid out every month in mortgage payments, utilities and other selling expenses. 2. Consider paying Realtors a finder's fee. Didn't I just say going it alone could be a benefit? I sure did. But let's examine one thing here. Realtors don't show homes to people who can't buy. Chances are great that a Realtor hs already had that buyer prequalified with a lender before they turn the key to the SUV that's driving them around to look at homes. So why not entice that Realtor to show your home by offering a much smaller commission to that buyer's agent. Where as some agents charge 6-10 to bring their qualified buyer to see your home. Again, it's not money you are taking out of your bank account but the equity of your home. 3. Allow Realtors a chance to give seminars at your home. Realtors these days are always looking at creative ways to create more clients. Many of them will hold seminars and events to educate their public. Realtors may need a place to hold these events and not pay for it like they would have to if they had to rent a hall or hotel ball room. This way the Realtor gets a 'free' venue and you get to show off your beautiful home. 4. Lower your price! When all else fails, be cheaper than your competition. Buyer today are bargain hunters. While they may appreciate your nice home, they are ultimately looking at their bottom line not yours. A lot of homes on the market have to incorporate the agent commissions and will not be able to lower their prices as much as you can. Real estate may be location, location, location but buyers are looking at price, price, price. These are just a few things you can do make your fsbo property show a little better and exposed a little more. Take heart in the fact that even the pro's are having a tough time selling today. Use these ideas and brainstorm for yourself some of your own and you may hopefully find yourself closing on your home sale quicker than expected.
